Safe access and building condition come before cosmetic or renovation works.
1. Limits of visual inspection
An initial inspection is not a structural engineering report, occupancy certificate or building-safety certification.
2. Structural concerns
Where major cracking, partial collapse, deformation or other serious signs appear, DAREX may recommend a qualified engineer before renovation proceeds.
3. Access risks
The team may postpone or decline entry to unsafe locations, including collapse risk, uncontrolled electricity, active conflict or suspected explosive hazards.
4. Concealed defects
Some water, electrical, roof or wall defects may become visible only after opening or removing finishes. Any effect on scope and cost should be presented before additional work proceeds.
5. Utilities
Electricity, water, gas and systems of unknown condition must be treated cautiously and should not be activated without appropriate checks.
6. Service conditions
Inspection and execution remain subject to location, safe access, team availability and the required specialist disciplines.
